Rent a House

It looks like an easy task, but actually it is really had, if you gonna live in big cities like, Melbourne, Sydney or even Canberra, keep in mind that you need a good 20 days to find something good and sure win the competition. "Competition?" yes see why.

Thing that you need to know:
  1. A good site to find houses to rent or even if you need to share id http://www.realestate.com.au/
  2. If you live close to the city, most of times you don't need to pay train, you can walk
  3. The best suburbs are in South East but they are expensive then others, you will pay for a normal house close to AU$1400.00 and a good one close to AU$1700.00 a month
  4. North areas you can pay close to AU$1000.00 but they say that is not the safest area in here, my opinion, it still good, not that dangerous.
  5. North West areas, it is so far and takes long by train to go to the city but with AU$1200.00 you can rent a big, really big awesome house
  6. Keep in mind the distance between the house that you are looking for and the next train station, if you do not have car can be painful to walk.

You will pay AU$1800.00 a month to live in this house

Remember to find a house with carport or garage if you intend to buy a car soon, some houses doesn't have garage and would be hard to park your car outside, sure have a look on the street first.

Is good idea to go by train and see how long from the city to the destination, and ever more important, mark time wealking from the train station to you new house, some of them looks like close but they are so far. It's good idea to see it on google maps before going, somtimes, you don't need to waste your time going to somewhere so far to walk, remember that you will need to walk every day that distance, raining or shinning lol, I did.

Almost done, now when you find a good house that you like and most important, you can afford, have a look on realestate site, they tell you the inspection date and time and house availability, it means that you need to be there at the inspection time and remember to have a look on availability of the house, some of them take months to be available.

Once you have seen a house and like, ask the realestate agent to give you an application form, you will need to fill in and provide fill documents like, passport, some bills, drivers licence and it's good idea to open an bank account before renting, if you give them a passport copy and a bank statement showing your account balance, you have a good chance to be approved, then landlord or owner need to see if you can aford living there.

You can apply to 100 houses at the same time, the only thing, if you are not rich or doesn't have a good money, it will be harder.

Once you are approced, you will be asked to pay the bond and the first month, e.g. if you just rent a house paying AU$1700 a month, normally they will ask you to pay the bond, value that warantee them, even if you break something they will get from this money, otherwise they will give it back in full, the value is not right but often it is a month rent value, and you will need to pay the first month renting, it means you will need to have at least AU$3400.00

When you leave this house, if you get you bond back in full is better, easier to rent the next one.

On your first day on the house take picture of everithing, inside and out, when you give back to them sometimes they complain and ask you to pay for something that was already broken, take those pictures and send to your realestate agent through email, it's a document.

    I am planning to move to melb somewhere in April with my wife.

    A few information about myself :

    1. Have been offered 100k pre - tax yearly.
    2. No re location costs are being covered.
    3. My wife wouldn't be working.

    Need to know the basic costs for rent for areas near the Melbourne CBD.

    The health insurance. Does it cover pregnancy charges for a 457 class visa holder.

    We intend to save something substantial to be send back home.

    Need your help to understand the costs incurred and any relevant savings whihc can be done in the salary offered.

Hey, nice to hear that you are coming to Melbourne, the first thing that you need to know is, renting a house is hard, it takes time but you will spend no less then 1300/month without sharing a little far from CDB but close to some train stations, close to the CDB you can find some but not that easy, it will depend in what kind of confort and size you want, but basically something between 1400 and 1700 you can get it.

    100K is pretty good you will get close to 6,500.00/month because you have some tax bennefits, I have the same thing and my wife doesn't work either, with 457 you will have Live Away from Home and Live Away Allowance bennefits, they don't charge taxes from this values, it means if you pay more rent you will receive a little bit more every month.

    Health insurance you can get Medibank it's a expensive one but you have it covers everything, if your wife is not pregnant yet, otherwise I don't think so.

    Saving money is a bit hahaha, sorry but that's true, you will need to buy a lot of things, you can still saving but I don't see Australia a place to make money and come back to your country with lots of, besides once you get here would be hard to come back, you guys will love Melbourne.

    Thanks for your valuable comments. Though a bit dis appointed on the savings part. I have been to melbourne for 3 months in year 2005 and I liked it very much.

    I am a bit confused about the medical stuff in melbourne with things like GAP, waiting period etc. If you can kindly clarify.

    Also I wanted to know about the taxation, as you mentioned the LAFHA etc. I enquired from my company and they didn't say anything about the LAFHA. How does that take a play and how can it be claimed.

    Moreover was thinking if you can share the initial amount I need to bring with me to sustain myself for atleast first month.

    1. well lets go, about cover and GAP, when I go to the dentist they charge me AU$300 for example, when they use my Medibank card it print out a not telling how much my Mediback paid out of AU$300, e.g. Medibank paid AU$190 then I'll need to pay what is let 300-190 = AU$110.00 GAP.
      GAP would be the difference between what The doctors charge and what Medibank paid.

      Waiting period would be the period that you will need to wait to be able to use that benefit, you still can use but you will need to pay in full if the date of it was used is into the waiting period, e.g. pregnancy probably the waiting period is 12 months, if your wife is pregnant when you go to the doctor to give birth Medibank wont pay a cent, once the waiting period is not finished. Did you get all of that?

      LAFH you don't need to claim it, actually when your company pay you salary every month instead of charging a certain amount of tax, they will charge you less, it means that you will receive more while you are under 457 visa, once you get your PR your tax will be increased because you will loose this benefit. The companies don't say anything because it';s automatic, but you can ask them, probably once you arrive here your company will ask you to sign some papers and one of them is this one, would be good for you to ask them about it.
      Basically if you make 100,000.00 a year under 457 and you rent a house around 1,695.00 you will make 6,782.34/month once you get your PR you will make it will be around 5,373.37/month, it means this benefit helps a lot.
